The Board of Directors manages the business and affairs of the Association. They are responsible for establishing and adopting the annual budget for the Association. The Board also has the authority to make rules and regulations for the operation of the Association.

How much are dues, where do I send and what is due date?
Dues are $400 per year due by April 1.

How do I reserve the Pavilion or Ball Field?
Go to Home Page and submit the Email Twin Lakes Property Owners Board of Directors Form.
Please check the calendar page prior to requesting.
For the Ball Field, if a team practice, waiver forms on website must be printed and signed by team parents. This is for liability waiver of our community.
Once approved, your reservation will be added to the Calendar.
How are our dues spent?
The annual budget is created based community needs. Your dues pay for the upkeep of our private roads, lakes and common area maintenance. We should also reserve adequate funds for major repairs. When you purchase your home, you are required by our governing documents to pay annual dues.
What are Protective Covenants and do I have to abide by them?
Protective Covenants are rules that govern the Association and its members. By purchasing your home in TLPOA, you become a mandatory member of the HOA.
When does the Association hold meetings?
The Association has an annual meeting in January for homeowners. Emails are sent out to notify of date, time and place.
How does the board remedy unpaid dues?
Reminder is sent with late fees added.
If reminder doesn’t result in payment, our attorney will file a lien
If above doesn’t work, our attorney escalates to court proceedings.
At any point when an attorney is involved, you must contact the attorney, not the board.
Who may use our common areas and lakes?
Homeowners in good standing and their guests, accompanied by the homeowner. For rules, please see the TLPOA Rules and Regs document on the Governing Documents, Common Area Rules & Architectural Improvement Approval Forms Page.
What is the Architectural Review Committee (ARC)?
The Architectural Review Committee is the Board of Directors. They will review applications for all exterior additions and improvements.
A Chairperson will perform regular inspections of the exterior of all homes or lots to ensure compliance with the Covenants.
The intent behind this committee is to uphold the aesthetic quality of the neighborhood and to protect the value of your home.
Do I need approval to build a fence, addition or make other improvements to my property?
Yes. You must submit for approval prior to starting the project. You should not schedule any construction work or purchase any equipment until written approval has been received.
The sooner you submit the better. Our documents state response must be provided within thirty days.
Also, if a city permit is required, the City of Moody requires approval from TLPOA prior to providing the permit.

What is a site plan on plat map that is needed for additions/improvements?
A plat is a map of a land area on the scale of our neighborhood with the dimensions or your property.
Due to our covenants having setback lines stated, in order to approve additions/modifications, the plat map is needed showing dimensions of your property with the planned addition/improvement showing with dimensions. Our Covenants state requirements. Also the City of Moody has ordinances. The ruling is whichever requirement rule supersedes the other one.
If modifications for my neighbor are approved, can I assume that the same modification will be approved for me?
No. Each property and project is different. Applications are reviewed and based on the individual characteristics and circumstances for each property.
How does the Association settle homeowner disputes?
Unless it involves a common area problem or a violation of our documents, homeowner disputes should be settled between the parties involved or by calling the local police at 205-640-3333. The Board should not to serve as referee between neighbors.
Disputes caused by personality clashes, pet problems, and other neighborhood issues can often be resolved with open communication and compromise between both parties without other involvement. To make a report to police, call police central dispatch at 205-640-3333 or dog control at 205-640-1326.
How can we stop solicitors?
No Soliciting signs are posted at our entrance.
Soliciting is not permitted in Twin Lakes with the exception of some non-profit organizations, however, it is impossible to keep people out since we are not a gated community.
If you have a problem or become suspicious of someone, the best thing to do is call the police at 205-640-3333 and make a report.
What should I do with bulky items that will not fit into my trash container? Can I pile refuse/trees on the roadside?
You must call Advanced Disposal and request a bulk pickup at 1-205-640-7000 in advance, so that they will remove promptly.
They do not automatically pick-up. You must call them to request pick-up.
What if I need a letter from the board showing payment status for refinancing or selling?
All request needed from the board showing payment status MUST be requested by the property owner. This is for your security and protection. Go to Home Page and click on email board in at least a week in advance of the required date.
